The Ministry of Housing has announced the list of banks that will provide ICO guarantees for the purchase of permanent housing. Currently, only Santander Bank has signed the agreement with the ICO, but it is expected that other banks, such as Caja de Ahorros de Ontinyent, Arquia, Unión de Créditos Inmobiliarios (UCI), EVO Banco, and Ibercaja, will also join.
This guarantee is intended for young people under 35 years old and/or families with dependent children who have a stable financial situation but lack sufficient savings to cover the initial costs of purchasing a home. The government, through the ICO, guarantees 20% of the mortgage.
To apply for these guarantees, interested parties must go to one of the participating bank offices. The mortgage loan must meet certain requirements established by the agreement between the Ministry of Housing and the ICO, including a minimum term of 5 years and a maximum amount based on the lesser of two values: the sale price or the appraisal. Specific terms, such as the interest rate and fees, can be negotiated between the client and the bank.
